Russo Modular Makes History: 25-Ton Jimmy John’s Lifted Into Place in Record Time
Brian Myrick / Idaho Press
We’re proud to announce another groundbreaking achievement in Russo Modular construction. On Friday, August 8th, Russo Modular made construction history in Kuna, Idaho, when our team successfully crane-lifted a fully-constructed, 25-ton Jimmy John’s restaurant into place—completing what will be both Kuna’s first Jimmy John’s location and the city’s first modular commercial building.
The project was featured in the Idaho Press, showcasing the innovative approach that’s transforming commercial construction timelines.
A New Standard for Speed and Efficiency
While traditional construction projects can take months of on-site work, our modular approach delivered remarkable results. The entire building was pre-assembled in just over three months at our Phoenix facility, then transported and installed in a single day. The dramatic installation involved lifting two separate units—a 15-ton section and a 10-ton section—and precisely placing them on their concrete foundation.
“The big thing is the construction and timeline,” noted Trevor Howard, principal engineer at Ryno Engineering, who oversaw the building’s installation.
The Modular Advantage in Action
This project perfectly demonstrates the key benefits that make modular construction the smart choice for commercial developers:
Parallel Processing: While waiting for permits from Kuna, our team was already hard at work assembling the building in Phoenix. No downtime, no delays.
Quality Control: With construction happening in our controlled facility, we ensured consistent quality without weather delays or on-site complications.
Speed to Market: Jimmy John’s will be serving customers by the end of September—a timeline that would be impossible with traditional stick-built construction.
Reduced Site Disruption: Instead of months of construction activity, the actual building placement took just one day.
Strategic Market Expansion
Jimmy John’s selection of Kuna wasn’t random. According to our team member Josh Sorge, “They selected Kuna because of the growth happening in the surrounding area. This spot in particular was perfect because it already had well-known, established brands open yet the area lacked a fresh, fast sandwich style restaurant.”
Kuna represents the rapidly evolving landscape of American communities—transitioning from its agricultural roots (the Jimmy John’s sits next to a cornfield that predates the surrounding commercial development) to a thriving suburban center. With the population growing from under 17,000 in 2015 to over 29,000 in 2024, the timing couldn’t be better for this innovative approach to commercial construction.
What’s Next?
While the dramatic crane installation captured attention, there’s still important work ahead. The Ryno Engineering team will complete utilities connections, landscaping, and site finishing over the coming weeks. This comprehensive approach ensures that modular construction doesn’t just mean fast—it means complete and ready for business.
The Future of Commercial Modular Looks Bright
As Manufacturing Manager Aaron White noted from our Phoenix facility, having the construction happen “right in our backyard” allows us to maintain the highest standards while delivering unprecedented speed and efficiency.
This Kuna project represents more than just another successful installation—it’s proof that modular construction is ready to transform how businesses approach commercial development. When you need to get to market fast without compromising on quality, Russo Modular delivers.
